Booking, Payment and Cancellation Terms for Accommodation Units provided by Rukakeskus Oy and Pyhätunturi Oy
Application of Terms
These terms apply to the following accommodation properties and additional services brokered and sold by Rukakeskus Oy and Pyhätunturi Oy: Parkside, RukaSuites, AurinkoRinne, MastonAitio, RukaValley, RukaVillage, RukaTonttu, PyhäSuites, PyhäLinna, Kultakero and Hotel Pyhätunturi.
Separate Group Booking Terms apply to reservations of five (5) or more rooms or apartments. Specific terms for training groups apply to clubs affiliated with Ski Sport Finland and the Finnish Snowboard Association.
These terms become applicable once a reservation has been made.
A reservation becomes binding for both parties once the seller has issued a booking confirmation by email. The person making the reservation is responsible for providing a correct and functioning email address.
The person making the reservation must be at least 18 years of age. Minors staying without a guardian must provide written consent from a guardian prior to the start of the stay.
Payment Terms
Ski-Inn Webshop Bookings
The following payment methods are available in the Ski-Inn webshop:
- Paytrail (mobile payment, card payments, online banking, invoice and instalment options via Walley, Joustoraha or OP invoice) Apple Pay / Google Pay
- Klarna AB (instalment payments and invoice)
- Apple Pay / Google Pay
If the full accommodation fee is paid in one instalment in the online store at the time of booking, the service fee is €0.
In invoices and installment payments via Paytrail or Klarna, the payment service provider pays the price of the order to Rukakeskus Oy/Pyhätunturi Oy at the time of purchase and the warranty to the balance will be transferred to the payment service provider. Due dates are also determined in these cases in accordance with the terms and conditions of the payment service provider. Read more about the terms and conditions for each:

Bookings via Sales Office (Phone, Email or Chat)
For bookings made through the sales office, a €20 service fee will be charged. The biller is Rukakeskus Oy or Pyhätunturi Oy.
Payment terms are determined by the time between the booking date and the arrival date.
Payment Methods
The following payment methods are available for bookings made through the Sales Office:
- Invoice
- Paylink
- Credit card
1. Standard Bookings (made more than 7 weeks before arrival)
The total amount is divided into two invoices:
- A deposit of 1/3 of the total price
- A final payment of 2/3 of the total price
The deposit is due within 14 days of the booking date
The final payment is due 28 days before arrival
2. Late Bookings (made between 4 and 7 weeks before arrival)
The full booking amount is invoiced in one instalment
The due date is either:
- 14 days from the booking date, or
- No later than 28 days before arrival
(whichever occurs first)
3. Last-Minute Bookings (made within 28 days of arrival)
The full accommodation fee will be invoiced immediately.
Payment is due the following day.
If the invoice due date falls on a public holiday or weekend, the due date will be the preceding banking day.
Paylink Payments
Payments via Paylink can be made using the following methods:
- Online banking
- Credit or debit card
- Mobile payment methods (including MobilePay)
- Instalment plans
- Invoice
Payment services are provided by Collector Bank AB (Walley).
The Paylink payment is due immediately. If payment is not received within this time, the seller reserves the right to cancel the booking without prior notice.
Invoicing (Group Customers)
Group customers (e.g. tour operators) will be issued a single combined invoice. Invoicing is available only to customers with a valid billing agreement with Rukakeskus Oy or Pyhätunturi Oy.
Booking Changes
All Ski-Inn bookings may be modified up to 7 days prior to the start of the accommodation period. Changes or cancellations can be made free of charge until the due date of the prepayment invoice.
If a booking is modified within the time limits permitted by the cancellation terms, including changes to accommodation, dates, additional services, or the number of guests, a modification fee of €46 will be charged. No modification fee will apply if only additional services are purchased (for example, an extra night).
If the modified booking is more expensive, the customer is required to pay the price difference. If the modified booking is less expensive, no refund will be given for the difference. Any price differences will be invoiced by Rukakeskus Oy or Pyhätunturi Oy.
No modification fee will be charged for the purchase of additional services only (e.g., an extra night).
All original booking terms and conditions remain unchanged after a modification. Bookings may be rescheduled to a new date within a maximum of 12 months from the original booking period.
Bookings made at a promotional rate without modification rights cannot be changed. This will be clearly indicated at the time of booking. For special events, separate terms and conditions may apply.
If the accommodation includes the Ski-Inn lift pass benefit and discounted lift passes have already been purchased, these may be rescheduled within the same season. Any changes must be submitted in writing to the seller.
Right of the Customer to Cancel a Reservation
Cancellations must be made in writing to the seller. Failure to pay an invoice does not constitute a valid cancellation. Unpaid invoices may be transferred to debt collection, and the customer will be liable for any related costs.
Cancellations made during the accommodation period do not entitle the customer to any refund.
Bookings with a Right of Cancellation
Cancellation fees depend on the time of cancellation in relation to the arrival date:
- Cancelling more than 7 weeks prior to arrival: Cancellation is free of charge within 14 days of the booking confirmation. After this period, a fee of 1/3 of the total booking price + administrative fees will be charged
- Cancelling 48–29 days prior to arrival: A fee of 1/3 of the total booking price + administrative fees will be charged
- Cancelling 28 days or less prior to arrival: 100% of the accommodation price will be charged
- Last-minute bookings (made less than 28 days before arrival): Cancellation is free of charge within 24 hours of booking. After 24 hours, 100% of the booking price will be charged
Promotional and Discounted Bookings (Non-Refundable):
- Promotional and discounted bookings are non-refundable. The booking price will indicate if the reservation is offered at a promotional rate.
Additional terms
Illness or Death: The customer is responsible for ensuring that their travel and accident insurance covers any booking costs in the event of illness, accident, death, or other unforeseen circumstances. Any cancellation must be reported immediately in writing to the sales office.
Right of the Seller to Cancel a Reservation
In the event of force majeure, the seller has the right to cancel the reservation. In such cases, the customer will receive a full refund of all payments made to the seller. Force majeure refers to circumstances beyond the provider’s control that prevent the accommodation provider from delivering the agreed services, such as strikes, fire, water damage, natural disasters, war, or similar events that significantly impair operations. Travel restrictions imposed by the customer’s country of departure do not constitute a force majeure situation.
The seller also reserves the right to cancel a reservation if the customer fails to pay the invoice by the due date. Cancellation does not release the customer from the obligation to pay the invoice. If the invoice remains unpaid despite payment reminders, the debt will be transferred to a collection agency, and the customer will be responsible for any additional costs arising from the collection process.
Access to the Accommodation Unit
Access to to Ski-Inn accommodation units is provided via a key code, which operates the main entrance as well as internal and external doors. The key code and apartment number will be sent by text message to the mobile phone number provided by the customer on the morning of arrival.
Rooms at Hotel Pyhätunturi are accessed using physical keys. Keys can be collected from the hotel reception or, if the reception is closed, from a designated key collection box as separately instructed. If any payments related to the reservation are due upon arrival, the key code or keys will be issued only after payment has been completed.
Group Bookings: Access to rooms and apartments is provided via door codes. For group bookings, the customer is required to submit a rooming list to the sales service no later than one week prior to the start of the reservation. Door codes are generated based on the submitted rooming list and will be sent to the group’s contact person by email.
Apartment Check-in and Check-out Times:
- From 18:00 on the day of arrival until 15:00 on the day of departure: RukaSuites, AurinkoRinne, RukaTonttu, MastonAitio, Parkside, PyhäSuites, PyhäLinna.
- From 15:00 on the day of arrival until 12:00 on the day of departure: RukaVillage, RukaValley, Hotel Pyhätunturi, Kultakero.
Services Included in the Accommodation Rate
Final cleaning is included in the accommodation rate at all Ski-Inn destinations, subject to the following conditions:
Properties where final cleaning does NOT include dishwashing, putting dishes away, or taking out rubbish: RukaSuites, AurinkoRinne, RukaTonttu, MastonAitio, PyhäSuites, PyhäLinna, and Kultakero (excluding Rakka rooms). Guests must wash and put away all dishes and remove all rubbish before departure.
Properties where taking out rubbish IS included, but dishwashing and putting dishes away are NOT included: RukaVillage and RukaValley (excluding RukaValley 28 Lux rooms).
Properties where final cleaning includes taking out rubbish, dishwashing, and putting dishes away:
Hotel Pyhätunturi, Kultakero Rakka rooms, and RukaValley 28 Lux rooms.
If the room or apartment is left in a condition that exceeds normal wear and use, or if the above obligations are not fulfilled, an additional cleaning fee will be charged (minimum €100).
For safety reasons, skis and snowboards must not be stored in corridors. Any items left in corridors will be removed. A handling fee of €25 per pair of skis or per snowboard will be charged for their return. This also applies to rubbish; if rubbish is left in corridors and must be removed, a €25 handling fee will be charged.
The accommodation rate for RukaVillage30, RukaValley28, Kultakero Rakka rooms, and Hotel Pyhätunturi rooms includes breakfast for the number of guests confirmed at the time of booking, unless otherwise stated. Lift passes are not included unless explicitly specified in the booking confirmation.

The number of guests must not exceed the number of fixed sleeping places available in the apartment/room (beds and sofa beds). The stated maximum occupancy for each unit must be strictly observed. An exception applies to children aged 0–2 years sleeping in a travel cot, who are not counted towards the maximum occupancy.
Jaccuzzi
Use of the hot tub at the following apartments—RukaVillage70, RukaVillage88, RukaValley58, Kultakero Pore55, Kultakero Pore89, Kultakero Taivas136, and PyhäLinna130—is subject to a separate usage fee. This fee must be paid prior to the start of the stay.
The usage fee applies to the entire reservation period and does not include additional water changes or refilling during the stay. Guests are expected to leave the hot tub in a clean condition. If the hot tub requires thorough cleaning after use, a cleaning fee of €180 will be charged.
Hot tubs are maintained regularly to ensure proper water quality (e.g. water changes). For stays exceeding one week, necessary maintenance will be carried out in accordance with usage and maintenance guidelines at a time agreed with the guest. If maintenance has been performed on the day of arrival, the hot tub will be available for use no later than the day after check-in.
If the hot tub is unavailable due to reasons attributable to the accommodation provider or external factors (such as weather conditions), any prepaid hot tub usage fee will be refunded.
Pets
Guests must inform the seller of any pets at the time of booking. The number of rooms and apartments where pets are permitted is limited. The seller reserves the right to refuse accommodation with a pet if no pet-friendly units are available.
The customer is personally responsible for the welfare of the pet and for any damage or disturbance caused by the animal to property or other guests. The pet must not cause any disturbance.
Bringing a pet without prior approval will result in an additional fee of €150–€350, depending on the size of the room or apartment.
Parking
A limited number of parking spaces equipped with heating outlets are available at the properties.
Charging electric vehicles from heating outlets or from standard electrical sockets located on building walls is strictly prohibited.
In the Ruka village area, guests may park in a paid parking garage. The seller is not responsible for the operation of the parking facility, which is managed by the City of Kuusamo.
The seller accepts no liability for any damage to or loss of vehicles or their contents in the parking areas of the accommodation properties.
Terms of Liability and Conduct
Fire Safety: Corridors and common areas must be kept clear of all personal belongings at all times.
Storage of Equipment: Skis and snowboards must not be stored in corridors. Any items left in corridors will be removed. A handling fee of €25 per pair of skis or per snowboard will be charged for their return. This also applies to any rubbish left in corridors.
Bicycles: Bicycles are not permitted in rooms/apartments or in corridors.
Liability for Personal Property: The seller is not responsible for any damage to or loss of personal belongings in common areas, luggage storage facilities, or ski maintenance rooms.
Non-Smoking Policy: All rooms and apartments are strictly non-smoking.
Prohibited Activities: Smoking, the use of e-cigarettes, use of sauna fragrances, and ski waxing in inappropriate areas are prohibited. A fee of €400 will be charged for any violation.
Guest Responsibility: Guests are fully responsible for any damage caused to the apartment/room, its furnishings, or the property during their stay. This includes any additional cleaning or repair costs resulting from misuse or failure to follow these rules.
Disturbance and Termination: If a guest or their visitors cause disturbance or pose a risk to others, the seller or their representative reserves the right to terminate the accommodation agreement immediately. The guest must vacate the premises without delay, and no refunds will be issued for unused or remaining nights.
Prohibited Items: Bringing portable hot tubs to the property is not permitted. A fee of €500 will be charged for non-compliance.
Fire Alarm System: RukaVillage, RukaValley, RukaSuites, PyhäSuites, and Kultakero are equipped with automatic fire alarm systems connected directly to emergency services. In the event of an alarm, the fire department will attend the property. Any costs resulting from a false alarm caused by negligence will be charged in full to the person responsible for the booking.
Quiet hours are from 22:00 to 08:00.
Third-Party Services
If the booking includes services provided by third parties (such as activities, transportation, restaurant services, or other additional services), those services are subject to the terms and conditions of the respective service provider.
Rukakeskus Oy / Pyhätunturi Oy acts solely as an intermediary in arranging such services. The company does not assume responsibility for the provision, quality, changes, cancellations, or any damages related to third-party services. Any complaints, claims, or requests for compensation must be addressed directly to the relevant service provider.
Package Travel and Related Travel Arrangements
A booking is considered a package travel arrangement if, in addition to accommodation, it includes other services (excluding breakfast) that account for more than 25% of the total booking value.
Due to the specific conditions of the destination, Rukakeskus Oy / Pyhätunturi Oy applies special terms that deviate from section 4.1 of the standard package travel terms. In all cases, the company’s own cancellation terms will apply, regardless of the reason for cancellation.

Complaints and Claims
Any complaints or remarks must be reported to the Ski-Inn reception without delay. If the customer does not report any issues during their stay, they forfeit the right to any potential compensation.

Insurance
Guests are strongly advised to obtain adequate travel, liability, and accident insurance prior to their stay. The seller does not provide or sell insurance.
The customer is responsible for arranging their own insurance coverage. Any damages, accidents, illnesses, or loss of property will be handled through the customer’s own insurance policy.
Disputes and Debt Collection
The parties shall seek to resolve any disputes primarily through mutual negotiation.
If a dispute cannot be resolved through negotiation and legal proceedings are required, the matter shall be brought before the District Court of the location where the accommodation provider is domiciled. All disputes shall be governed by and interpreted in accordance with the laws of Finland. The parties to the agreement are the seller (Rukakeskus Oy or Pyhätunturi Oy) and the customer.
If an invoice remains unpaid after one or more payment reminders issued by the creditor (Rukakeskus Oy or Pyhätunturi Oy), the debt will be transferred to a collection agency for recovery. The customer is responsible for all costs arising from the collection process.
Pricing Adjustments and Obvious Errors
The seller reserves the right to amend prices, descriptions, and other information at any time prior to the confirmation of a booking.
Obvious errors, including typographical, technical, or pricing errors, are not binding on the seller, even after confirmation if the error is clearly identifiable.
All offers and promotional rates are explicitly marked as such. If a price or offer has not been clearly identified as a promotion, the customer may not rely on it where it is based on an obvious error.
Use of Personal Data

To offer Klarna’s payment methods, we may share your personal data with Klarna, including contact details and order information. This enables Klarna to assess your eligibility for their payment options and to tailor these options accordingly.
